The 470 is a double handed, mixed crew Olympic yacht.

470 Class Association website :  http://www.470.org/

The 470 is a light and narrow boat (length 4.7m and beam 1.7m with a weight of 120kg), that responds easily and immediately to body movement.

The skipper is normally smaller and lighter (1.65m to 1.8m and 55kg to 65kg) and the crew is taller (1.75m to 1.85m yet only 65kg -75kg). The crew's build lets him or her hang far out on the trapeze to keep the boat level in all conditions.

Since our first build in 1993, a Mackay built 470 has helped produce Olympic glory and world champion sailors year on year. Over the years we have refined our knowledge on what makes this boat go fast.

Our boats have a reputation for high strength and stiffness . We focus on these two areas so that the boat will hold high rig tension and not flex in the bow and mid sections.

It also means that the tune of the boat will not change through a season of racing so that the rig tensions and mast bends will not alter as the season progresses.

In 2018 we produced a new mould which we believe is the ultimate for a mixed crew combination heading to Paris 2024.

The mould is designed to maximise the energy from body pumping while also making the boat easy to sail. It was designed with help from sailors, Nathan Wilmont and Jo Aleh, who worked alongside our navel architect, Kevin Trotter.

Part of the success with our latest design comes from adding a little bouyancy in the back of the boat which will make it easier to steer in waves and easier to catch small waves downwind. Bouyancy is also added in the front to balance the changes in the stern.

All of the ribs on our boats are vacuum clamped foam with chopped mat and uni-directional rovings on top. We obtain extra strength from the rigidity of the foam itself.

The construction techniques we use give greater longevity and therefore eliminate the need to replace the boat every year or two. We believe that our construction techniques are as advanced as allowed by the rules.

The building process also involves a considerable amount of custom workmanship. We concentrate on building fewer boats but of a very high quality. We have placed the greatest importance on workmanship,  care and attention to detail.

International 470 Class History

In 1963, French architect Andre Cornu designed the two-handed centerboard boat as a modern high performance fiberglass planing dinghy which could be sailed by anyone. And the craft so influenced European sailing that the 470 is directly credited with drawing new sailors to the sport during the 1960s and '70s.

The 470 has been an Olympic class boat since 1976. It is sailed today for both family recreation and superior competition by more than 30,000 sailors in 42 countries worldwide.

In 1988, women officially entered Olympic sailing competition with the first-ever 470 Women's event. This boat is especially well-suited to women's competition because of its light weight, maneuverability and light crew weight requirement.

Can mackay's customise the layout of the boat.

Yes. Nearly all 470 are customised to suit your own preferences.

What can be customised?

We offer options for most control systems on the boats. Go to our 470 order form to see the options available. International 470 Package - Mackay Boats - NZL

Can you do other fitout options not on the list?

Yes. Many teams send us pictures with their own personal systems for us to copy.

What fitout options do the top crews choose?

All teams have something slightly different, but generally most top teams choose the continuous rig tension system (Option c) , the 4:1 up  with 2:1 down centreboard system (Option a) and the carbon jib brackets. These are the only 2 systems that most top teams have in common.

How to do a gelcoat repair?

Small gel coat repairs are relatively easy to do.

What is Gelcoat made up of?

Gelcoat is a polyester product that is cured by using a catalyst called MEKP. (Methyl Ethyl Ketone Peroxide)

MEKP is a dangerous substance and should be treated as such when using, being very careful not to get any on your skin or in your eyes.

How can I get the catalyst - MERK?

We cannot ship MEKP so you will always need to buy it separately from your local marine store or fibreglass manufacturer.

How much MERK do I need?

The amount of Catalyst varies depending on the conditions you are using it in, but around 2%-3% will always work.

It is best to use a small syringe or dropper to get the required catalyst rate.

If you have mixed 100gm of gelcoat, then you are aiming for 2ml of catalyst.

What are the Gelcoat colours?

Gelcoats colours are not always a 100% perfect match.

Colour will vary depending on the depth of the repair and the batch.

470  White-  LS30    White PA 337

470  Grey- Grey RAL 7035

Blue = is supplier by Nuplex who have their own code which is not an international code

Does Mackay Boats supply gelcoat?

We supply a small tin (of each relevant colour) with each new boat.

Order additional gelcoat from our store, although it cannot be shipped by courier.

How do I do gelcoat repairs?

Doing gelcoat repairs is an art that improves with experience.

Making sure the surface is prepared well and keyed up is critical.

Overfill and then sanding back is a slow and time-consuming process.

Be very careful not to scratch the boat around the repair.

You shouldn’t sand the original surface around the repair with any paper coarser than 600grit.

Mask around the repair to protect the boat.

You can initially use a file or 150g to take the high parts off the filling, but don't use the coarse paper for too long or you will end up with scratches in the finished repair.

Once you have it fair with 600g, you can work your way through the sandpaper grades until you finish with 1500grit before cutting and polishing.

We would typically use 600g, then 800g or 1000g, then 1200g, then finally 1500g.

470 presentation

The 470, a fine and very seaworthy dinghy.

With close to 38,000 units distributed worldwide, there are many opportunities and good deals are commonplace. This boat is also perfectly adapted for cruising for all sizes. With little canvas, the 470 is perfectly suited to mixed crews and is particularly at ease in the breeze.

The most well-known shipyards are : Morin, Nautivela, Mackay, Ziegelmayer.

470 dinghies prices, brands, program

For leisure: aim for an old 470 from the Morin, Lanaverre, Parker or Roga yards. These boats will be affordable, but will require some refurbishment or restoration. The budget for this programme starts at 500 or 1000€ depending on the condition, the equipment and the level of maintenance.

For a mixed programme, touring, local regatta, a more recent boat, with better performance and better sails will be preferred, a Nautivela from the 2000s for example will do the job well, you should aim for between 2000 and 3000€ to find a second-hand boat in good condition and well equipped.

For a regatta and competition programme, you will need a high-performance 470. A rigid, well equipped and optimised boat: the price will necessarily be higher and you should aim for 470s produced by Mackay or Ziegelmayer.

A new 470 from Mackay Boats for example is sold for over 20,000€. Second hand 470s can be found for as little as 500€.

470 is a 15 ′ 5 ″ / 4.7 m monohull sailboat designed by Andre Cornu and built by Fountaine Pajot, MacKay Boats Ltd., Parker Yachts, Nautivela, and Mader Bootswerft starting in 1963.

Rig and Sails

Auxilary power, accomodations, calculations.

The theoretical maximum speed that a displacement hull can move efficiently through the water is determined by it's waterline length and displacement. It may be unable to reach this speed if the boat is underpowered or heavily loaded, though it may exceed this speed given enough power. Read more.

Classic hull speed formula:

Hull Speed = 1.34 x √LWL

Max Speed/Length ratio = 8.26 ÷ Displacement/Length ratio .311 Hull Speed = Max Speed/Length ratio x √LWL

Sail Area / Displacement Ratio

A measure of the power of the sails relative to the weight of the boat. The higher the number, the higher the performance, but the harder the boat will be to handle. This ratio is a "non-dimensional" value that facilitates comparisons between boats of different types and sizes. Read more.

SA/D = SA ÷ (D ÷ 64) 2/3

  • SA : Sail area in square feet, derived by adding the mainsail area to 100% of the foretriangle area (the lateral area above the deck between the mast and the forestay).
  • D : Displacement in pounds.

Ballast / Displacement Ratio

A measure of the stability of a boat's hull that suggests how well a monohull will stand up to its sails. The ballast displacement ratio indicates how much of the weight of a boat is placed for maximum stability against capsizing and is an indicator of stiffness and resistance to capsize.

Ballast / Displacement * 100

Displacement / Length Ratio

A measure of the weight of the boat relative to it's length at the waterline. The higher a boat’s D/L ratio, the more easily it will carry a load and the more comfortable its motion will be. The lower a boat's ratio is, the less power it takes to drive the boat to its nominal hull speed or beyond. Read more.

D/L = (D ÷ 2240) ÷ (0.01 x LWL)³

  • D: Displacement of the boat in pounds.
  • LWL: Waterline length in feet

Comfort Ratio

This ratio assess how quickly and abruptly a boat’s hull reacts to waves in a significant seaway, these being the elements of a boat’s motion most likely to cause seasickness. Read more.

Comfort ratio = D ÷ (.65 x (.7 LWL + .3 LOA) x Beam 1.33 )

  • D: Displacement of the boat in pounds
  • LOA: Length overall in feet
  • Beam: Width of boat at the widest point in feet

Capsize Screening Formula

This formula attempts to indicate whether a given boat might be too wide and light to readily right itself after being overturned in extreme conditions. Read more.

CSV = Beam ÷ ³√(D / 64)

Alejandro Irigoyen

Alejandro Irigoyen started sailing when he was 12 years old. His father was a keen sailboat racer at the Yacht Club Argentino, and Alejandro spent his weekends racing and living aboard the family’s wooden S&S Finisterre. By the time he graduated high school, Alejandro knew he wanted to dedicate his life to sailing, so he started studying yacht design. He started his sailmaking career in 1982 working for Hood, before starting his own Sobstad loft. In 2001, Alejandro joined the Quantum Sails family. “It was a natural decision,” he said. “I shared the same view and goals as the founding group.” Though he’s sailed in various classes, Alejandro’s expertise includes Optimist, Cadet, 470, Snipe, J/24, J/70, J/105, Soto 33, and Soto 44 classes. Whether he’s sharing his class knowledge and experience, or helping customers organize their campaigns and training, Alejandro’s passion for excellence provides the best service, products, and support for his customers.

Carlos Rodriguez

When Carlos Rodriguez was four years old, his mother worked for a One Design boat company. She started taking him to races on the weekends, and it didn’t take long before Carlos started racing. When he was just 17 years old, the Catalonian Sailing Federation offered him a job, and he’s been sailing ever since. Carlos started working at a Quantum Sails loft in 1996. After learning how to make sails on the floor, service sails, and design sails, he became a salesman. Carlos not only spends almost every weekend racing in local and national events with Quantum customers, serving as a skipper, tactician, and jib-spinnaker-mainsail trimmer, he also trims masts, finds crew members, provides certificate optimization in ORC, and even services sails during races. Carlos now serves as the Spain Regional Manager and works hard to make Quantum Sails Spain a full-service, one-stop loft for all sailing needs. A professional racing crew member since 1995, Carlos has an extensive resume, including experience on Mega Yachts, ORC boats, IRC boats, One Design, etc. He has also won several races like Copa del Rey in Palma, Maxi Yacht Cup, Swan Cup, and many important races in the Spanish ORC circuit.

Fernando Sallent

Fernando Sallent

When Fernando Sallent was 10 years old, a friend of his father bought him an Optimist dinghy. From then on Fernando was hooked. As an adult, his first business venture was Technik Boats, a small Optimist shipyard, but it was the physics of sailing that really intrigued him. “I always had a passion for finding a way to make boats go faster,” he said. That passion led him to La Industrial Velera Marsal, a local sailmaker who made all of his sails by hand. Fernando worked there learning the basics of sailmaking while also running Technick Boats. After taking a year off to serve in the military, he decided to leave Technick and joined Toni Tio Sail Loft. Toni Tio was only designing cruising sails at the time, so Fernando came on board to lead the One Design section of the company. In 1996, Toni and Fernando visited the Quantum Annapolis loft, and in 2000 they joined the Quantum Sails team. Fernando continues to design One Design sails as he works to help his clients improve on the water. “I love seeing how sailors do better when the product is improved,” he said. “I love the fine tuning of boats and sails on the water.” An accomplished sailor, Fernando also works as a coach for many teams. He coached the 470 women’s world, Olympic, and European champions in 1992 and the 470 women’s world champions in 1995. Since 2000, he has advised the Norwegian, Swedish, Swiss, and Spanish Olympic teams.

The name is the overall length of the boat in centimeters (the boat is 4.70 metres long). The hull is made of fiberglass with integral buoyancy tanks.

It is a popular class of dinghy, offering a good introduction to high-performance boats without being excessively difficult to handle. It has a large sail-area-to-weight ratio and is designed to plane easily. Most sailors get substantial experience in a more stable and less demanding dinghy before beginning the 470.

The International 470 Class was awarded International Status by the International Yacht Racing Union (now World Sailing) in 1969 and it has been an Olympic class since first featuring at the Montreal Olympics in 1976. Used as Olympic equipment since 1976, where the class was sailed as an open event before the introduction of separate events for men and women in 1988, the 470 is the boat currently used for both the men’s two person and women’s two person dinghy events at the Olympic Games and is sailed in more than 60 nations around the world. In 1988 the first ever Olympic women's sailing event was sailed in the 470, as the first step in increasing the number of women competing at the Olympic Games.

A strict one design class, the 470 has proved its pedigree as an Olympic class, being a high performance sailing dinghy suitable for body weights from all continents and performing across a wide range of weather conditions. Across the 11 Olympic Games in which the 470 Class has been raced, 20 different nations have secured Olympic medals in the men’s and women’s events, demonstrating the depth of participation and talent.

The International 470 Class is responsible for the organization and administration of the 470 Class around the world. With 23% of the athletes at the 2020 Olympic Games competing in the 470 Class, the Class is committed to ensuring their interests and the broader interests of 470 sailing are represented and to encouraging, promoting and developing the 470 Class throughout the world.

The 470 is equipped with spinnaker and trapeze, making teamwork necessary to sail it well. The 470 is not difficult to sail, but to be competitive everything should be mastered and tuned to perfection. Tactically the boat is demanding because speed differences are small and fleets are usually big. The 470 is often quoted as the most challenging, dynamic and thrilling to sail of the boats at the Olympics. The boat can be sailed competitively in a wide range of wind and sea conditions, covering the full range of Olympic sailing conditions.

Pleasant cruise

We boarded near Kievskaya station and did the one way trip. There were great views of the ultra modern Moscow skyscrapers as well as the more usual sights such as Gorky Park, the statue of Peter the Great and the Kremlin. There was pretty much non-stop Russian commentary which became a bit irritating but got a good round of applause from the Russians. Definitely a relaxing way to see Moscow from another perspective - views of the Kremlin were particularly good.

A great and relaxing way to experience a lot of Moscow's main sights. The boats run all year, but I would recommend the period from May to September, when the chances of a sunny trip is substantially higher. During the colder periods a boat trip obviously offers the visitor to experience a view the sights without freezing.

The Moscow River Boat tour took us 2 hours, you go down the river for one hour, and then yo go back the same way for another hour. There was a Russian speaking guide on the upper deck, but since it was cold and rainy everyone stayed in the cabin, so he finally quit. I went up to enjoy some fresh air and the, actually, great view to Kremlin, bridges, the Christ the Saviour Cathedral, the Peter the Great monument, Gorky park etc. And you can have some coffee or drink on the boat. All in all, nice experience.

buy 470 sailboat

We did this one evening to fill time as we were tired but did not want to waste time. We had very nice weather which helps and used one if the smaller boats which did not have any commentary but that suited us. It was 500 RBL each and the journey was approx 1.5 hrs. It passed many of the main attractions including The Kremlin and Gorky park. Some may prefer a commentary and a larger boat with more services. So the river trip is good value and worth doing but research what you get on the boat.

We caught a Radisson boat excursion from the pier by Gorkiy Park - 650 roubles for a 1.5 hour round trip. Tickets can be bought at the ticket office (kassa) opposite the pier either from the desk or from electronic ticket machines which you can select to display in English. Food and drink (and free blankets if chilly) are available on board. We bought 2 of the last few available for the 1330 departure at 1305 (on a Wednesday), so don't leave it until the last minute to buy your tickets. Also, the limited number of chairs on the open top deck are taken very quickly. Only drinks are served in this area or you can dine downstairs (we didn't so can't comment on the food). The boat is very clean and modern. A very pleasant way to see and photograph the Kremlin and other sights from the river, especially if you need a break from the humidity of the city. I am sure you would also have amazing views if you took one of these tours by night.

The sites were amazing, the food was very good (not spectacular), our server was slow but very willing to talk to us and answer questions on Russia. We had a fantastic evening!

  • and other famous sights.

You will learn about the different epochs of the city from the foundation in 1147 till Soviet times of 20 th  century.

Moscow River

Moskva river has the form of a snake and is the main waterway of Moscow, consisting of a cascade of reservoirs. Within the city, Moskva river is 80 km long, 120 m - 200 m wide and up to 14 m deep. The narrowest part of the river is the Kremlin area in the city center, and the most extensive is around the Luzhniki Stadium in the south.

Bridges in Moscow

Undoubtedly, bridges and embankments are among the most scenic spots and main attractions of Moscow. Plus, they are so romantic.

  • Bolshoy Kamenny Bridge –  Great Stone Bridge –  is the main bridge of Moscow . The first stone bridge was constructed here in the 17th century.
  • Patriarshy Bridge  is one of the youngest pedestrian bridges, built in 2004. The bridge connects the iconic Christ the Saviour Cathedral with funky Bersenevskaya embankment, extremely popular place among locals for its trendy art galleries, cafes and panoramic views. Patriarshy Bridge used to be a shooting location for ex-Russian President Dmitry Medvedev's New Year speech to the nation.
  • Borodinsky Bridge,  erected in honor of the 100th anniversary of the glorious victory in the Battle of Borodino (which every Russian kid knows about), a fierce legendary battle during the Russo-French war of 1812.
  • Bagration Bridge  one of the  pedestrian bridges with most picturesque views of the Moskva River with its numerous upper-level observation platforms. The bridge was erected to celebrate the 850th anniversary of Moscow city in 1997.
  • Krymsky Bridge  used to be in Top 5 Europe’s longest bridges some 100 years ago. The bridge got its name after the ancient Krymsky ford which Crimean Tartars used to invade Moscow in the 16 th  century.

Embankments of Moscow

Moscow river boats 37 embankments, the most popular being Kremlevskaya, Sofiyskaya, Pushkinskaya, Vorobyovskaya and Kolomenskaya.

You can get the most spectacular views of the Kremlin from  Kremlevskaya and Sofiyskaya embankments.

  • Pushkinkaya embankment  is the most romantic in Moscow. It meanders along Gorky Park and Neskuchnyi garden and is rich for all kinds of entertainment as well as cozy nooks, including Olivkovy beach, the famous Zeleny theater as well as a pier for river cruisers.
  • Vorobyevskaya embankment  is part of Sparrow Hills nature reserve. This place opens a beautiful panorama of the river and city from the observation deck and is considered to be the place for taking serious decisions in life.
  • Embankment in Kolomenskoye  Museum-Reserve has a special charm due to its peculiar geographical relief. The boat trip around Kolomenskoye would be the most peaceful in your life.
  • Taras Shevchenko embankment  is popular among photographers for its modern Moscow City skyscrapers. Highly recommended for your night boat trip.
  • Embankments of Moscow are the pride of the capital. A distinctive feature of each of the promenades is its architecture and beautiful views. In addition, almost all the embankments of Moscow have a rich history and a lot of notable buildings.

Different epochs

Taking a walk along the Moskva River by boat, you will witness the architecture of Moscow from different eras and styles. Archaeological studies indicate that already in the XI century there stood a fortified settlement on Borovitsky hill, which is now called the Kremlin. Little fortress could not accommodate all the residents of the rapidly growing city, and the Grand Duke ordered the construction of a new Kremlin, larger than the former.

Boat trip around Kolomenskoe Park

Moscow river boat trip starts from the pier Klenovy (Maple) Boulevard and provides reat views of Nicholas Perervinsky monastery.

Nicholas Perervinsky monastery was founded at the time of the Battle of Kulikov (1380). The monastery, got its name from the surrounding area – “Pererva”, which can be translated like “tear off” and because of the location –  here it abruptly changed its course, turning to Kolomna, standing on the opposite bank.

Nowadays Kolomenskoye is State Art, Historical, Architectural and Natural Landscape Museum-Reserve, which doors are open to everyone who wants to get in touch with the ancient history of Russia.

Take a break from the big city hustle in the shady parks and gardens of the Kolomenskoe Museum-Reserve. Don’t miss a wonderful Church of the Ascension and Tsar Alexey’s Palace in Kolomenskoye!

Monasteries and temples

  • Novospassky Monastery
  • Founded in the 13th century on the site where now is located the Danilovsky monastery. After a few decades, in 1330, Ivan Kalita moved the monastery onto the Borovitskii hill of the Kremlin. However, in the 15th century, Spassky Monastery again moved, this time to a more spacious place on Krasnoholmskaya waterfront.
  • Church of St. Nicholas in Zayaitskom
  • Erected in the middle of the XVIII century in baroque style. The building survived after the 1812 fire, but the utensils were destoyed. Parishioners collected donations and restored the temple on their own. In Soviet times, it was closed and re-opened only in 1992.
  • Cathedral of Christ the Savior
  • The church was originally erected in honor of the victory over Napoleon and was being under construction for long 44 years. Notoriously demolished in 1937 to be a giant swimming pool under open sky. The current building was constructed in 1990s. It is the tallest and one of the largest Orthodox churches in the world.
  • The temple was built in 1679-82, during the reign of Tsar Fedor Alekseevich, in late Muscovite Baroque style and can be characterized as bonfire temple. Each gable is a symbol of a heavenly fire.
  • Novodevichy Convent
  • The most famous concent and monastery in Moscow, presumably founded in 1524. Novodevichy’s status has always been high among other monasteries, it was in this monastery where the women of the royal blood, the wives of Tsars and local rulers of Moscow were kept in prison as nuns.
  • St. Andrew’s church  (male acts as Compound Patriarch of Moscow)
  • St. Andrew’s church stands right on the slopes of the Sparrow Hills, on the way down to the Moskva River, on the territory of the Nature Reserve “Sparrow Hills”. The monastery is small in size but is very cozy. It’s situated in a quiet courtyard surrounded by temples, fruit trees and flowers.

Five Ways Buying and Selling a House Could Change

The National Association of Realtors has agreed to change its policies to settle several lawsuits brought by home sellers — a move that could reduce commissions.

A man and woman stand in front of a real estate office and look at photographs of home listings.

By Rukmini Callimachi and Debra Kamin

A settlement reached this week threatens to strike a blow to an established standard of residential real estate: the 6 percent sales commission. It also will change who pays it. The deal, reached after a yearslong court battle initially brought by a group of home sellers in Missouri, calls for the powerful National Association of Realtors, which has long regulated the way U.S. homes are sold, to amend its rules on how Realtors for sellers and buyers are compensated.

In most real estate transactions in the United States, both the seller and buyer have an agent representing them. For decades, there’s been a standard for paying these agents: a commission of between 5 and 6 percent of the home’s sale price, covered by the seller and split between the two agents.

Commission rates are significantly lower in many other countries. In Britain, they are just above 1 percent, while in Singapore, the Netherlands and Denmark, they hover between 2 and 3 percent, according to a study by the investment firm Keefe, Bruyette & Woods. The homeowners who sued in federal court in Missouri said that N.A.R., through its rules on agent compensation, conspired to artificially inflate the commissions paid to real estate agents.

Now those rules are set to change as early as July, pending court approval of the settlement that includes N.A.R.’s agreement to pay $418 million in damages .

There could be more room for negotiation.

Real estate agents argue that commissions have long been negotiable, and the standard 5 to 6 percent is practice rather than precept.

But an N.A.R. rule that required seller agents to clearly advertise compensation to buyers’ agents — effectively setting compensation for the buyer’s agent — stifled competition, the lawsuits argued. It also led to a practice called “steering,” in which buyer agents direct their clients to more expensive homes where the agents stand to earn a larger commission.

Under the terms of the settlement, listing agents will no longer be able to advertise commission rates to buyers’ agents on most of the databases where homes are listed for sale.

That will allow for more negotiation.

When Joanne Y. Cleaver decided to sell her five-bedroom home in Mint Hill, N.C., a suburb of Charlotte, in December, she knew a settlement was probably in the pipeline. Ms. Cleaver, a former real estate editor of the Milwaukee Journal Sentinel, interviewed several agents to see if she could get them to reduce their fee, and succeeded in getting her own agent to drop the fee from 2.5 to 1.5 percent. But the process ground to a halt when she tried to get the commission paid to the buyer’s agent reduced from 2.5 to 2 percent.

Agent after agent told her that if the percentage were reduced, buyers’ agents would steer their clients away from her home. “They laughed at me,” said Ms. Cleaver, who published the Kindle book “Negotiate Real Estate Commissions and Keep More Money!” and began a Facebook group where buyers and sellers can swap negotiation tactics.

Buyers would be expected to pay their own agents.

At the heart of the proposed rule changes is commission “decoupling” — buyers and sellers would now each be responsible for paying their own agents rather than making sellers cover fees for both.

For buyers, especially those already struggling to amass a down payment for a home, this could sting.

“Most entry and lower end buyers BARELY can come up with 3 percent down,” one broker, Stephen O’Hara, chief executive of Common Ground Properties in Rancho Santa Margarita, California, wrote on a Facebook discussion thread. “They don’t have enough money for a can of paint, much less a $20k Commission.”

The good news is that those commissions may go down. Most buyer agents currently earn 2.5 to 3 percent on a home sale (half of the standard 6 percent commission). An overhaul of the system could spark more competition, with agents offering lower rates, said Ryan Tomasello, the managing director of Keefe, Bruyette & Woods, an investment banking firm and the author of a 77-page study of the impact of the changes on commissions.

Mr. Tomasello’s research predicts that commissions may fall by as much as 2 percent of the purchase price — mostly from the buyer’s side, he said. At the same time, he doesn’t believe that home prices will be affected. “We think ultimately that this will reduce commissions in aggregate and therefore the friction costs of one of life’s biggest transactions,” he said.

Buyers also are now more likely to be offered a written agreement with their agent, just like sellers.

Commissions could become more transparent.

Despite N.A.R. guidance against the practice, many buyer agents advertise their services as free. But in real estate and in life, nothing comes free — many home buyers simply weren’t aware that the fee for their agents was covered by the seller.

Sellers were often unaware, too. A recent survey of 1,000 Americans found that 42 percent of home sellers didn’t know that they were expected to pay the commission for the buyer’s agent. The five home sellers in Missouri who brought the lawsuit against N.A.R. had the same grievance.

“Today’s consumers view the present commission system as confusing and unfair, which has made it difficult for many to trust their real estate agent,” Luke Babich, the co-founder of the real estate education platform Clever Real Estate, which conducted the poll, wrote in a blog post.

One potential upshot of the deal is that home buyers will become more aware of the process, and of the mechanism through which the agent representing them is paid.

Some buyers could opt to go it alone.

Today, 85 to 90 percent of home buyers use an agent who exclusively represents them while shopping for a home, according to Keefe, Bruyette & Woods. Faced with the prospect of footing the bill for their own agents, some buyers — already relying on sites like Zillow and Redfin to search for listings on their own — may now opt to eschew a buyer’s agent entirely.

But buyer beware: Agents caution that those who go it alone are more likely to fall victim to fraud or misunderstand the process.

Even agents who aren’t members of N.A.R. may be affected.

In most cities, access to the databases where homes are listed for sale, called multiple listing services, is restricted to dues-paying N.A.R. members, which has helped cement the organization’s influence. But this is not the case in every city, including New York, where many agents carry membership only with the Real Estate Board of New York, known as REBNY, the local real estate trade association.

Some major brokerages have already offered their agents an exit ramp from N.A.R. As lawsuits against the organization piled up last year, several real estate companies, including Re/Max and Redfin , did away with a requirement that their agents hold N.A.R. membership.

In New York City, where most agents aren’t members of N.A.R., the settlement won’t directly affect most buyers and sellers. Not yet anyway: The changes are expected to ripple through the entire industry. In January, REBNY outlined new rules allowing buyers’ brokers to reject a seller’s offer of commission and negotiate the fee directly from the buyer.

An earlier version of this article inaccurately described research by Keefe, Bruyette & Woods. It predicts that commissions may fall by as much as 2 percent of a home’s sale price, not by as much as 2 percent.

Shikoku Mule (Yuzu Moscow Mule)

buy 470 sailboat

This Shikoku Mule is a creation based on the popular Moscow Mule cocktail.  It’s technically a Yuzu Moscow Mule but I also used Japanese shochu instead of vodka to make this new refreshing cocktail drink.

While I used Japanese ingredients to make this recipe, I didn’t simply want to name this “Japan Mule” (which just sounds odd) or something meaningless like “Tokyo Mule” just because that’s the city in Japan that everyone knows. I named this Shikoku Mule because Shikoku in Japan is where yuzu is predominately produced.

What is yuzu?

Yuzu is a citrus fruit that can be explained as “not quite a lemon, not quite a tangerine” but the flavor of it has been described as “a cross between a grapefruit and a lime.”  It’s very fragrant and has an elegant tart flavor that yuzu can be found in many cooking ingredients as well as in beauty and bath products.

Where in Japan is Shikoku?

Shikoku is smallest of the four major islands of Japan. The name directly translates as “four countries” and true to its name, the island is made up of four prefectures.  Just so that you have a better idea of where Shikoku is, here is the map:

Map of Japan showing where Shikoku island is located

Shikoku, incidentally, is also a Japanese breed of dogs , a lesser known cousin to Akita or Shiba Inu .  That’s not why I named this drink Shikoku although, now that I’m thinking about it, I also made a Salty Shiba cocktail drink recently.  Hmm…I see a trend.  But there’s nothing wrong with combining my two favorite things: dogs and cocktails!

What is Shochu?

Shochu  (pronounced  show-chew ) that I used as the base alcohol for this cocktail,   is a Japanese alcoholic beverage distilled typically from sweet potatoes, barley, buckwheat, brown sugar or rice.  Shochu works great for this recipe since, unlike vodka, it doesn’t overpower the flavors of other ingredients in the drink.  So that you can enjoy the natural, vibrant flavors of yuzu and ginger beer.

Ginger beer

Ginger beer varieties used to make the Yuzu Moscow Mule

So, what exactly is ginger beer?  It’s a carbonated drink, with spicy ginger flavor, that is usually non-alcoholic.

Since also I found alcoholic ginger beer, I made them two different ways – one using alcoholic ginger beer Wild Ginger and another one using the non-alcoholic version, Fever-Tree Premium Ginger Beer. They are equally refreshing.  The alcoholic version just has a little more boost.

Shikoku Mule (Yuzu Moscow Mule) Recipe

Ingredients:

  • 1 oz yuzu juice or yuzu syrup
  • 1 oz shochu
  • 4 oz ginger beer

Glass: Copper mule mug or old-fashioned

Garnish : One or a combination of:

  • Lemon wedge

Instructions :

  • Fill a glass with ice cubes.
  • Add shochu and yuzu juice.
  • Fill the glass to the top with ginger beer.
  • Gently mix, garnish and serve.

Baltimore city approves program to sell vacant homes for $1.

Baltimore City is moving forward with a program that will sell some vacant homes for just $1.

Wednesday morning, the Board of Estimates approved the program, but not everyone was on board.

City Council President Nick Mosby succeeded in getting the board to defer the item two weeks ago after detailing his concerns. But the spending board passed the new pricing structure in a four-to-one vote with Mosby as the lone "No."

More than 13,000 homes in Baltimore are vacant. The city owns close to 1,000 of them. Individual buyers and community land trusts are eligible to buy the city-owned vacant houses for $1. Small nonprofits can purchase the homes for $1,000. Developers and larger nonprofits would need to pay $3,000.

The hope is that area residents will buy the vacant homes or lots, fix them up and live in them. Mosby argued that without specific written protections, city residents won't be given priority in buying the properties, and they will be pushed out when neighborhoods improve.

"I did agree with a lot of the president's concerns about the problems that we're facing in terms of affordable housing and in some places, gentrifying of neighborhoods. I think the disagreement here today was, this is not the vehicle that's going to address a lot of those concerns," comptroller Bill Henry said.

The new pricing structure only applies to city-owned homes that appear on the "Buy Into BMore" website .
