Riverboat Hotel Apartments project in downtown Reno is on hold, developer says

High cost of development in reno cited as one reason for the delay of the riverboat hotel apartments renovation..

The revitalization of a former downtown Reno hotel-casino is on hold.

The Riverboat Hotel Apartments project has stalled amid a challenging environment for development, the new owner confirmed with the Reno Gazette Journal late Thursday.

Larry Jackel, managing partner for Fenway Capital Advisors, pointed to rising development costs, including the high cost of construction in Reno and rate trends nationwide, for the delay.

“It’s terribly expensive to build that stuff right now up there and interest rates here are rough,” Jackel said. “So we’re just holding for the moment.”

Fenway Capital Advisors acquired the Riverboat Hotel Apartments — which previously operated as the Riverboat hotel-casino until it closed in 1998 — in 2021. The acquisition breathed new life into the property , which has languished in the last decade and saw its ownership change hands four times since 2003.

Fenway Capital Advisors’ plans include adding 15 to 30 additional units to the Riverboat’s remaining 115 rooms by tearing down areas that were previously used as storage space. About 105 units will then be remodeled as studios with the rest of the space being converted to larger studios and one- to two-bedroom units.

Plans shared by Fenway included the addition of a fitness room, study lounge, barbecue areas and a raised roof.

Jackel sounded especially bullish about the property last year, setting a completion date around spring this year for the Riverboat’s redevelopment.

“We’re a small company so we really don’t have time to sit there with projects in stale phases — we try to move very quickly,” Jackel told the Reno Gazette Journal at the time. “The last thing we want is to tell people all these things (about a new project), have it sit there and nobody believes you’ll do anything.”

Since then, however, rising interest rates have led to higher borrowing costs for real estate developers, which have dampened construction activity. 

Inflation also further increased the cost of construction, which was already seeing rising costs and labor shortages even prior to the pandemic.

Jackel did not provide a timeline for when the Riverboat’s redevelopment might start.

“We’re just kind of on hold at the moment,” Jackel said.
