Yacht Bay Tower is a boating-themed residential tower in the waterfront community of Dubai, named Dubai Marina. It is a 16-storey building that is designed to provide its residents with luxurious living experiences. The building was developed by Star Group Global in 2007. Aimco’s waterfront Brickell office and apartment towers hit the market for $650M: source

4.3-acre assemblage allows for redevelopment with supertalls totaling over 3M sf

Aimco’s waterfront office tower and adjacent apartment building in Brickell hit the market for roughly $650 million, marketed as a possible redevelopment opportunity, The Real Deal has learned. 

The Denver-based real estate investment trust wants to sell the 32-story Brickell Bay Office Tower at 1001 Brickell Bay Drive and the 31-story, 357-unit Yacht Club Apartments at 1111 Brickell Bay Drive, according to a news release from the listing brokers and Aimco’s annual earnings report filed to the Securities and Exchange Commission. 

Robert Given and Troy Ballard are leading the CBRE team marketing the properties. 

The release and Aimco’s SEC filings didn’t include the asking price, and Given and Ballard declined to comment on it. Aimco, or Apartment Investment and Management Company, declined to comment. 

A source confirmed the target price is about $650 million. 

The 4.3-acre site could be redeveloped with multiple supertalls with a total of more than 3.1 million square feet, the release says. By-right uses include condos, hotel keys, offices, retail or a combination of these. 

The height is capped at 1,049 feet, or the tallest allowed in Miami under Federal Aviation Administration rules. 

The 300,000-plus-square-foot Brickell Bay Office Tower is 80 percent leased, with most of the terms running through 2027, meaning the property is encumbered until then, Given said. Yacht Club Apartments is 97 percent leased, he said.  

Led by CEO Wes Powell, Aimco bought a 95 percent ownership stake in the office tower in 2019 for $157 million, the firm’s earnings reports at the time showed. Aimco purchased Yacht Club in 2009 for an undisclosed amount.

In 2016, Aimco won Miami Urban Development Board approval to redevelop the Yacht Club garage with a 61-story, 572-unit apartment tower. The tower was never built. 

The Yacht Club was completed in 1998 and Brickell Bay Office Tower in 1985, according to property records. 

In its 2023 earnings report , the REIT reported a $1.4 million decline of “other proportionate net operating income,” partly due to lease expirations at the office tower. Aimco expects the buildings’ sales to close by year-end, though it added that a deal would “occur only if pricing and terms are favorable,” the report said. The proceeds would be primarily allocated toward “returning capital to stockholders and retiring associated liabilities.” 

Elsewhere in Miami, Aimco completed the renovation of the 28-story, 276-unit Hamilton apartment tower at 555 Northeast 34th Street last year, according to the firm’s earnings report. Aimco had bought the building in 2020 for $89.6 million . 

The listing comes amid a booming Brickell office market, largely fueled by billionaire hedge funder Ken Griffin moving his Citadel and Citadel Securities’ headquarters to the neighborhood in 2022. 

Griffin is expected to have a headquarters tower developed for his firms on the bayfront site at 1201 Brickell Bay Drive, which he purchased in 2022 for a record $363 million . The site is one lot south of Yacht Club. 

Until the headquarters tower, which would include a hotel on the top floors, is built, Citadel and Citadel Securities leased temporary space at 830 Brickell at 830 Brickell Plaza and the Southeast Financial Center at 200 South Biscayne Boulevard in downtown Miami  

Brickell’s condo market also has caught developers’ eyes. The latest planned projects include Property Markets Group’s 34-story, 240-unit One Twenty Brickell condo tower at 120 Southwest 8th Street. Michael Stern’s JDS Development Group is developing the 67-story Mercedes-Benz-branded mixed-use tower with 791 condos at 191 Southwest 12th Street.

The Bank of Italy historic tower would switch from offices to residences under a proposal from the high-rise’s owner, an alliance of Canada-based global developer Westbank and San Jose-based local developer Urban Community, which is headed up by real estate entrepreneurs Gary Dillabough and Jeff Arrillaga.

Westbank filed the formal permit application on March 20 with the San Jose Planning Department, city public documents show.

In January, Dillabough estimated the conversion could produce “125 to 150” residences.

Offices on 11 of the tower’s 13 floors would be converted to residences.

The high-rise, built nearly a century ago in 1925, is located at 12 South First Street next to East Santa Clara Street.

When Westbank and Urban Community bought the tower in 2019, it was one of several sites the real estate allies purchased in downtown San Jose with the intent to dramatically transform the city’s urban core.

The original plan for the Bank of Italy was a top-to-bottom, floor-by-floor and inside-and-outside renovation and revamp of the 13-story tower, a downtown San Jose icon. The building is an example of Mediterranean Revival Beaux-Arts architecture style. The tower is a San Jose Historic Landmark and is on the National Register of Historic Places.

The goal of the revamp was to create a tower offering creative workplaces for small tech companies and startups. Each office would have been relatively small.

However, the coronavirus pandemic, business lockdowns, a sluggish return to the workplace, tech layoffs and a fast-shifting economy forced Westbank and Urban Community to ponder alternative uses.

Housing units instead of small offices became the new plan.

The residences would be developed on floors two through 12, the proposal states.

The project envisions a residential area in the attic level of the tower, which is just below the landmark spire and cupola atop the Bank of Italy building.

Perhaps the most striking feature of the original plan was the installation of an exterior staircase that would spiral up the outside of the tower. That exterior staircase proposal no longer appears in the latest version of the project.

The full-fledged renovation and restoration of the tower — and its transformation into an eye-catching Bay Area landmark — remains firmly in the works, the planning documents suggest.

New garden areas and upgrades will be added to the tower property on the terraces adjacent to the building.

A restaurant with some outdoor dining and gathering areas is slated to be built on one of the terraces, the proposal states.

The project could likely require a few months to receive final approval from city officials. The timeline to begin and complete the actual construction and residential conversion work after approval wasn’t immediately clear.

Sunrise Yachts, a luxury yacht building company which is based in Turkey, has been made a main sponsor of next year’s 2011 Moscow International Boat Show (MIBS). The four-day Russian yacht show event is currently scheduled to run from April 14-17 at the Moscow’s Crocus exhibition centre.

MIBS is organised by the ITE Group and it is one of Russia’s leading boat shows and is an internationally recognised superyacht event. The show covering everything from small parts and accessories to large superyacht with over 9,000 people and 178 exhibitors attended the last year show.

The Paolo Scanu-designed Sunrise 45 yacht is an ocean-going cruising yacht that was released in 2009 to much acclaim at this was the group’s first-ever model.

Sunrise Yachts was founded in 2007 by the German entrepreneur Herbert P Baum along with the French-British yacht builder Guillaume Roché. The luxury yacht group is based in Antalya, Turkey and utilises a 10,000sq m shipyard facility. Sunrise has two sheds measuring 100m (328ft) x 16m (53ft), as well as a 70m (230ft) x 16m (53ft) fully acclimatized paint shed that can accommodate new-build and refit projects up to 65m (213ft) in length and 1,200 tonnes displacement.

Along each side of the yacht-building facility, space is available for long-term sub-contractors with the latest equipment and logistics capabilities, along with air-conditioned storage, ventilation and extraction plants. The shipyard is organized as an “assembler,” based loosely on the car industry’s model, with a small, yet powerful project management team charged with running all the in-house long-term sub-contractors.

Kremlin Chimes & Onion Domes of St. Basil’s in Winter

View from park Zaryadye on the historic clock on the Spasskaya Tower of Moscow Kremlin and amazing onion domes with crosses of St. Basil’s Cathedral on Red Square covered snow in the winter season. It is the architectural ensemble of the most famous Moscow’s landmarks. The Kremlin Clock or Kremlin Chimes (also known colloquially in the West as Moscow Clock Tower) strikes the small musical phrase every 15 minutes. The Intersession Cathedral on the Moat (well-known as St. Basil's Cathedral from the 19th century) was built by order of the first Russian tsar Ivan the Terrible (Ivan IV) to commemorate the victory of Russian army in 1552 over the Kazan Khanate (part of Tatar and Mongol Kingdom "Golden Horde").
